Term of the Day - Adjustable Rate Mortgage

ARM. A mortgage with an interest rate that may change, usually in response to changes in the Treasury Bill rate or the prime rate. The purpose of the interest rate adjustment is primarily to bring the interest rate on the mortgage in line with market rates. The mortgage holder is protected by a maximum interest rate (called a ceiling), which might be reset annually. ARMs usually start with better rates than fixed rate mortgages, in order to compensate the borrower for the additional risk that future interest rate fluctuations will create.

An SEC-registered investment company which purchases a fixed, unmanaged portfolio of income-producing securities and then sells shares in the trust to investors. The major difference between a Unit Trust and a mutual fund is that a mutual fund is actively managed, while a unit investment trust is not managed at all. Capital gains, interest and dividend payments from the trust are passed on to shareholders at regular periods. If the trust is one that invests only in tax-free securities, then the income from the trust is also tax-free. A unit investment trust is generally considered a low-risk, low-return investment. Some investors prefer Unit Trusts to mutual funds because Unit Trusts typically incur lower annual operating expenses (since they are not buying and selling shares); however, Unit Trusts often have sales charges and entrance/exit fees. also called fixed investment trust or participating trust or Unit Investment Trust (UIT).

Can you hear me now?

This morning while I was doing some research for an upcoming article, I had a few questions about the information I was finding. I clicked on the "Contact Us" button on the site, and up came the PR contact for the company. I got his name, address, phone, fax and e-mail.
As I picked up the phone to call him, I rehearsed what I would say in my head...
"Hi, I'm a writer for CareerBuilder.com..." no, that doesn't sound right. "Hey, I'm looking for some more information on..." no, not that either.



I hung up. As I clicked on the contact's e-mail address and I quickly typed out my request, I thought about my actions. Why couldn't I just pick up the phone and call the guy? It's not like I was in 6th grade and calling my crush or anything.

And then it occurred to me - I sort of forgot how.

When it comes to the phone, the only people I really talk to are my friends and family - at work, e-mail is my choice of communication. In a time where technology rules, this isn't surprising, so I thought that if I'm having a problem, other's might be too.

Here's a quick lesson in telephone etiquette from Marjorie Brody, author of "Professional Impressions: Etiquette for Everyone, Every Day."


When the telephone rings...

Answer all calls within three rings, Brody advises. When you pick up, smile (she says it will come through in your voice) and identify yourself. For example, "Victoria Smith speaking" or "This is Victoria Smith."

Screening your calls

Everyone is busy - there's nothing wrong with having your assistant screen your calls, or screening them yourself - as long as everyone is getting screened, and not just certain people.
If you use voice mail to answer your calls, Brody suggests keeping your outgoing message up-to-date with the time you expect to return or be available.

Calling back

The sooner, the better, Brody says. Always return a phone call within 24 hours. Even if the call isn't about something you can help with, let the caller know so he or she can look elsewhere for help.

Scheduling a conversation

Scheduling a phone call is the same as scheduling a meeting, Brody says. You wouldn't ignore a meeting or appointment you made, so don't "stand up" someone who is waiting to speak with you.

Holding a conversation

Keep your full attention on the person you're talking to , no matter what else is going on around you, Brody says. Concentrate on listening - not on checking your e-mail, not doodling on a notepad - listening.

When you are the caller

Before calling, get organized. Know what you want to say and accomplish, Brody says. (This was my problem earlier!) Identify yourself immediately.

Oh, and never make any comments in your work area until after you've hung up, Brody says.

Even then, make sure it's on the hook - you don't want the other person to hear anything you say if they're still on the line.

Speakerphones
Plain and simple, unless you're on a conference call, using speakerphone is rude - don't do it, Brody says.
Voicemail

Most business owners rely on only one business as their sole source of income and cash. Don't get me wrong, if that one business is providing you with all the income you need or desire, then by all means continue on that path.

However, most business owners who make their living through entrepreneurship do so by maintaining several profitable revenue streams that bring in a steady and dependable flow of cash. Multiple streams of cash isn't anything new, especially today. We hear this most often in reference to having different lines of products and/or services.

For example: Yahoo! began as a directory, and gradually developed advertising to those who were searching the Web. Of course the article would be in relation to the site. Lets say if the article is about rotating the tires, the resource box may lead to a link to a site that sells tires or car parts.

My internet Business-I Hate Writing Articles - Isn't There An Easier Way?!


Owning, running and maintaining an internet based business or a site needs articles. Plain and simple, every who has a site knows this. Even those who don’t have sites but are frequent internet users knows this as well. Articles quench the thirst for information and knowledge of the people. Plus, the articles provides many other benefits for the site.

The benefits that articles provide are putting a site high in the ranking in search results of keywords and keyword phrases that pertains or are relevant to his or her site. They also provide attraction to website visitors when they are appreciated and is linked to your site from another site or newsletter. Articles provide for the increase of the confidence and trust levels of customers to your site and company.

Many articles are also beneficial to both company and its traffic. When the readers like the articles, they would tell more of their friends, family and peers and recommend your site to them, providing for a larger volume of traffic. You get bigger sales if your traffic trusts and believes in you. Your product or services would be much easier to sell when they know you know what you are doing and talking about.

So ok, we have established that articles are very important to a site and to business. Articles are crucial and to keep ahead in the game, a site must have an article, it is imperative. There is one dilemma though, not many people like writing articles.

Many website owners would rather spend their time on something else, and unless you’re a big time company, you don’t have the necessary resources to use on a pool of article writers. Plagiarism or copying of other articles is frowned upon and could easily get you into trouble, worst case scenario; a hefty fine and jail time.

So what are the other options?

Well, for starters if you hate writing articles and you can’t afford to hire people to write for you then don’t. Get free articles. The first place to look at for free articles is the public domain. Here you won’t have problems with copyright infringement and the following penalties and fines if you get caught for plagiarism.

Public domain articles are articles freely given to the public for public use. You can do whatever you want with it. You can place it on your site, name it as yours, put it in a newsletter its you decision. Always remember though that you will have to choose articles that is very relevant to your site.

The downside to public domain articles is that since it is free for everybody, many of your competitors may have access to them as well. Since every site needs to be original and unique even though you have the same niche, this could be a predicament. You may also have to edit them a bit to place more keywords and keyword phrases to make them better.

Another way to get free articles is to allow other sites which has the same subject or topic as yours to submit articles to your site. This would be only to augment your existing content or else all your articles would be leading to other sites since these articles would have resource boxes with them that could link or direct the readers to their site.
